What a rooftop unit needs

An RTU is a furnace, an air conditioner and a ventilation system in one cabinet on the roof. It runs long hours and takes the weather directly. Belts wear, filters load, coils clog with cottonwood, and the economizer damper that brings in outdoor air can stick open or shut.

Service keeps each of those in check. Where the unit needs repair, we fix it on the same visit when the part is on the truck, and quote anything bigger before touching it.

Quarterly filter change on a rooftop unit

Busy buildings benefit from quarterly RTU visits rather than twice a year. Each visit changes filters, checks belts, clears the condensate drain, tests capacitors and contactors, and looks at the coils. The spring and fall visits add the seasonal checks: coil cleaning and refrigerant pressures before cooling season, and the heat section, igniter, flame sensor and heat exchanger before heating season. Quarterly timing catches filter loading and belt wear in restaurants and salons before they cause a trip on a busy weekend.

Economizer repair

The economizer opens a damper to use cool outdoor air for free cooling and closes it to minimum ventilation when it is hot or very cold. Its actuator, sensors and linkage fail often and silently, and nothing on the thermostat tells you. A damper stuck open in January pours cold air into the building and overworks the heat section; a damper stuck shut in spring wastes free cooling. We test the actuator, sensors and controller, repair the linkage, and verify the damper moves through its full range.

Belt, filter and coil service

Belt-drive blowers lose airflow as belts stretch and glaze, and a broken belt stops the unit entirely. We check tension and alignment, replace worn belts and lubricate bearings where needed. Filters are changed to the interval the building needs. Condenser coils on the roof collect cottonwood, dust and debris that cut cooling capacity, and evaporator coils inside the unit load up behind neglected filters; we clean both so the unit moves the air it was designed for and the compressor is not fighting high head pressure all summer.
