One room, one unit, and why that changes the repair

A PTAC or through-wall unit packs a compressor, two coils, a fan and usually an electric heat strip into one chassis that slides into a sleeve in the wall. Some models are heat pumps that heat with the compressor until it gets too cold outside, then switch to the strip.

We test the unit in both modes, check the sleeve, grille and drain path, and look at the power cord, receptacle and breaker, since many failures are electrical. Where a chassis is beyond repair, we match a replacement to the existing sleeve dimensions and voltage so the wall opening does not change.

Timing

How long a room is out of service

Most repairs finish in an hour or two per unit. A chassis swap into an existing sleeve is usually a same-visit job when the replacement is in stock.

Discontinued sleeve sizes or special-order chassis can take several days, and we can leave a temporary heater plan for the room while the part ships.

PTAC heat strip and heat pump repair

In a Minneapolis winter the electric heat strip carries most of the load, because a PTAC heat pump only works down to a limited outdoor temperature before the unit switches to resistance heat. We test the strip, its limit switches and the reversing valve on heat pump models, and confirm the unit actually switches to the strip when it gets cold. Water running down the wall inside, ice on the grille, or a draft around the unit points to the sleeve rather than the chassis. We check that the sleeve slopes to the outside, clear its drain, reseal the gap between sleeve and wall, and confirm the exterior grille is not blocked. In winter a poorly sealed sleeve leaks cold air all season, which tenants feel long before anyone sees a problem. We also check the exterior grille for crushed louvers and for snow drifts that block the coil, because a smothered grille makes the unit short-cycle in both seasons.
